The construction industry in the Czech Republic is expected to decline by 2.4% this year, due to the impact of high materials and energy prices, and supply chain disruptions on construction costs. Labor shortages are also a factor in driving up overall construction costs, with the labor market being among the tightest in Europe. In addition to this, with weak investor confidence and tightening monetary policy, investment in the industry is expected to be subdued, which will weigh on the number of new construction starts over the coming year.
GlobalData expects the industry to grow at an annual average rate of 3.4% between 2024 and 2027, supported by developments in the area of transportation, housing and energy sectors. In November 2022, the Ministry of Finance and Transport signed a Memorandum of Understanding with the European Investment Bank to provide financial and technical support for the execution of railway projects between 2023 and 2027 with a funding of CZK170.3 billion ($7.1 billion). The ministry has stressed the importance of creating its own high-speed railway network, with an estimated cost of CZK700 billion ($29.2 billion). This will help to cut journey times from Berlin to Prague, Brno, Vienna, Bratislava and Budapest by increasing the maximum speed of travel to 350km/h. Furthermore, in January 2022, Pražská správa nemovitostí (PSN), a property developer based in the Czech Republic, announced its plan of constructing 3,000 new apartments across the country, with a CZK11 billion ($458.6 million) investment by 2026.
